If you have seen a property you would like to inspect please use the following procedure to ensure that all goes smoothly and with the least possible delay:
1. Contact us on 0419 022 511 and arrange an appointment to view the property with our Principal. It is most important that you keep this appointment. If you would like to see more than 1 property please mention this at the time and ensure that you have sufficient time available to properly inspect all properties on your list.
2. Once you have decided on the property you would like to lease, go to the Download Forms section of our web site and download the Tenancy Application form. One copy of this form should be completed by every person aged 18 years and over who intends residing at the premises. Your childrens' details should be noted on one of the application forms.
3. Completed applications (please ensure that everything applicable is completed and the form signed) should be faxed or scanned and emailed to us along with clear and legible copies of all identification documents totaling 100 points (see page 3 of the Application for Tenancy). Dark or illegible copies will not be accepted and could seriously delay your application.
Please note that every application is thoroughly checked by us before being discussed with the property owner for their consideration. Any incorrect or misleading information provided by you may affect or seriously delay your application. Please be truthful (even if you have had problems in the past) as these can often be the subject of negotiation for your application to proceed.
On receipt of the fully completed documentation we will:
a) Ensure that all required information has been given on each application form. Incomplete information will delay the process and could mean that another party receives the property owners' approval to lease the premises ahead of you.
b) Contact every reference provided between 8:00am and 5:00pm Monday to Friday. Should any of your referees be unavailable when we call and not return our call on the same day, your application will not proceed. Referees must not be relatives. Please advise your referees that we will be contacting them.
c) Thoroughly check your background rental history (if any) with other Real Estate Agents you have dealt with in the past and the tenancy default database.
d) Assess the results of your application along with any others we have received for the same property and forward this to the property owner for consideration.
e) The property owner will then decide which applicant will be given approval to occupy the premises following which we will contact you by telephone to advise the result.
f) If your application is successful, we will arrange to meet with all adult parties to sign a Tenancy Agreement. Immediately on signing this agreement you will be required to pay the Bond (equal to 4 weeks rent) plus 2 weeks rent in advance if not already received by us.
g) On the day your lease commences, our Principal will meet you at the property at which time the keys will be handed over.
Tenancy Application
